Still time to bid for prime cafe position in Curtis Park

There is still time for food and beverage operators to put their hand up for a new cafe opportunity in one of Armidale’s busiest family destinations, with Expressions of Interest still open for the ‘Cafe on Curtis’ site.

Armidale Regional Council is seeking experienced operators to take on the newly constructed container cafe, located on the south western edge of Curtis Park alongside the recently upgraded children’s playground.

The cafe forms part of the broader Curtis Park expansion, a council led project aimed at improving facilities and creating a more welcoming recreational space for the community. Construction of the container cafe was made possible through a $140,000 grant from the NSW Government’s Local Small Commitment Allocation program.

Purpose built and ready for fit out, the container cafe has been designed with practicality and visibility in mind. The structure features insulated metal construction finished in Monumental Grey, with power, water, wastewater and grease trap connections already in place.

Inside, the cafe offers approximately 14 square metres of functional space, including non slip flooring and air conditioning. Two sliding glass service windows with shuttered awnings provide flexibility for operators, allowing service to park users throughout the day.

With ample parking available on Faulkner Street, the location is expected to attract steady trade from early morning coffee customers, families using the playground, and weekend visitors enjoying Curtis Park from sun up to sun down.

Mayor Sam Coupland said the park has quickly become a favourite destination for local families following recent upgrades.

“Curtis Park has become one of Armidale’s most popular recreation areas for families,” he said.

“The recent upgrades have transformed it into a vibrant space where people of all ages can relax, play, and connect.

“The Cafe on Curtis is a fantastic opportunity for a local operator to be part of this exciting precinct. With its prime location and modern design, it’s perfectly positioned to serve the growing number of visitors enjoying the park every day.”

The successful operator will be offered an initial 12 month licence agreement, with options considered beyond the first term.

Expressions of Interest close at 5.00 pm on 23 January 2026. Licence agreement enquiries can be directed to Maxine Jones at Armidale Town and Country Real Estate on 02 6772 2111. Information packs and response forms are available via the Town and Country website or by emailing max@atacre.com.au.
